This $1.1 billion development is a one-of-a-kind outdoor recreation and mixed-use community located in the suburbs of Richmond, VA. Envisioned as the premier adventure destination on the East Coast, the project is anchored by one of the world’s largest artificial surf parks and integrates a wide array of complementary water-based activities—including a 9-acre newly established lake dedicated to wakeboarding. The master plan weaves together active recreation with a vibrant lifestyle offering, featuring destination restaurants, curated retail, two hotels, diverse residential options, and a mix of commercial and community-focused buildings. Designed as a long-term, multi-phase development, the project will unfold across six distinct phases.

Phases 2 and 3 are currently under construction. Liquid Design is leading the master planning, program development, and full architectural design services, including construction administration—ensuring the original vision is executed with design integrity and technical precision.
